In recent years there has been a sharp rise in theft of property title and property fraud [including properties bought for let]. For example a Land Registry worker has recently been jailed for assisting property fraudsters to make millions of pounds by stealing the homes of vulnerable people and absent property owners. The fraudsters targeted houses which were empty, typically because the owner had moved into a nursing home or because the owner had died. At least nine properties were involved worth about £3.8 million.
HM Land Registry [HMLR] confirms that there is an increased risk of fraud when:
- a property is empty or has been bought to let
- an owner is spending time abroad or absent
- the owner is infirm or in a nursing or care home
- a relationship breaks down
- a property has no mortgage
